Job Description:
We are seeking a dedicated Co-Manager with a strong focus on operations, maintenance, safety, and hands-on property management for our exclusive neighborhood in Crystal Creek, Almont, Colorado. This role requires self-sufficiency in managing crews, equipment, and property needs while ensuring the safety and functionality of the community. The ideal candidate will handle a wide range of tasks from hiring and supervising staff to performing repairs and overseeing large scale projects.
Key Responsibilities:
- Management and HR: Hire, terminate, and reprimand employees; advertise, locate, and interview prospective staff; work with HR on written reprimands, drug/alcohol testing post-accidents; manage labor crews for construction, repair, and maintenance; keep a close eye on time sheets and perform spot checks.
- Homeowner and Property Relations: Address homeowner issues related to houses, yards, trees, labor, vehicles, and purchases; resolve conflicts between employees and homeowners; monitor property for trespassers and set up checking schedules; deal with authorities on trespass, fishing, or vehicle issues.
- Purchasing and Logistics: Determine and purchase large items like vehicles and tractors; handle supplies and homeowner large purchases; coordinate pick-up, drop-off, loading, and unloading of items.
- Project Planning and Execution: Identify issues for vehicles, equipment, and horses; find, direct, monitor, and schedule contractors and sub-contractors for property and individual homes; ensure indemnity releases, W-9s, and certificates of insurance are obtained; create lists of large items needing replacement (e.g., vehicles, mowers, tractors) with estimates; identify and estimate time/costs for large projects like fire-mitigation, fencing, roads, bridges; handle smaller projects like irrigation, painting, oiling, septic pumps, leach fields; schedule and organize projects by priority.
- Security and Maintenance: Open/close houses and check security systems; monitor gates and change codes; check houses every other day for water leaks, stuck zone valveS, and boiler operations; respond to alarms (water leak, low heat, break-in, fire) day or night; repair/modify items at and house (e.g., electricity, oil, gas, structural); shut off water at wells, houses, rooms, or fixtures; locate breaker boxes and shut off electricity as needed.
- Equipment and Skills: Know and repair tools, small machines, tractor parts, chipper parts; understand sprinkler systems, timers, flower watering, zone valves; direct fertilization, weed poisoning with proper ratios; manage ladders for efficiency; drive tractor, backhoe, skidsteer, dump truck, pull trailers; switch machinery attachments and hitches; work nights for snow blowing and days for shoveling; climb roofs with harnesses/ropes; manage firewood volume and distribution; understand irrigation ditches, communicate with water commissioner, adjust headgates, irrigate pastures; perform basic plumbing (toilet repairs, sweat copper, PVC/glue), carpentry (saws, sanders; etc), vehiOle maintenance (oil changes, fluids, tires); review contractor bids for fairness; maintain/sharpen chainsaws; shovel/push stuck vehicles; collect water samples; humanely put down animals if necessary.
- Safety Oversight: Run and instruct on safe chainsaw use, monitor/reprimand unsafe practices; locate/operate/teach fire extinguishers; instruct on tractor/backhoe safety; enforce lifting, vehicle, ladder safety; operate fire truck, pumps, and foam packs; participate in Taylor Canyon Fire crew; ensure jack safety (sheep herder, hydraulic, floor, vehicle).
- Plants and Landscaping: Help unload/hang plants and baskets; work with planting crew for irrigatiom plastic covering; water plants at houses/weekends and in greenhouses; manage Crystal Creek pump (place, prime, clear, drain, blow out).
- Cleaning Support: Work with labor crew to move ladders safely; set up for high log wiping/webstering; climb ladders for chandeliers/lights/fans; move furniture/equipment for cleaning; pull/shake rugs; fix broken items; trap rodents.
- Horses and Livestock: Locate/buy/haul hay quantities; hire and assess wrangler; reinforce liability forms; check tack safety/quantity; stock hoof supplements; daily check horses for health/feed/water; load/haul horses to vet; pull horse trailer for annual vaccines, teeth floating, de-worming, emergencies.
- Committee and Community: Work with committees (e.g., Buildings and Grounds, Fishing) on projects; order/stock fish in river; know river for fish placement.
Requirements:
- Proven experience in property management, maintenance, and safety in a rural or ranch setting.
- Ability to work flexible hours, including nights and weekends for emergencies.
- Strong mechanical, plumbing, carpentry, and equipment operation skills.
- Valid driver’s license and ability to operate heavy machinery.
- Preference for a married couple to fill complementary co-manager roles.

Key Responsibilities:
Management and HR: Hire/terminate employees; address homeowner issues and employee-homeowner conflicts; deal with authorities on trespass, fishing, vehicle issues; determine/purChase large items (vehicles, tractors, supplies); identify issues for property (vehicles, equipment, horses); direct/manage plant person(s), housekeepers, fill-in person; co-manage wrangler and rider schedules; ensure non-homeowners/guests sign indemnity liability forms.

- Bookkeeping: Create monthly expense reports for equitable dues; accounts payable (pay/categorize/split invoices in QuickBooks, mail checks); accounts receivable (create/mail/email invoices with dues, hourly charges, supplies); receive/deposit payments, track delinquents; balance checkbook/reconcile accounts; calculate/make online payments for 941/940/Colorado withholding; compile documents for CPA quarterlies/end-of-year taxes (potentially handle quarterlies); produce/send W-2s/1099s to employees/contractors/Federal/State; produce yearly financial/insurance reports for annual meeting; assist committee chairs on reports/copies; calculate parttime employee bonuses.
- HR Specifics: Handle complaints from homeowners/employees; find/intervjew potential employees; write evaluations/correction steps; explain job details; determine pay/time off/bonus with co-manager; ensure employee paperwork/payroll setup; post required posters (safety, taxes, unemployment, etc.).
- Safety Oversight: Maintain safety notebook on hazardous materials; identify/replace fire extinguishers, schedule certifications/re-charges; fill first aid kits, check jump packs/oxygen tanks; place aspirin in key locations; check chainsaw first aid packs; ensure packs/extinguishers go with crews during fire bans; notify homeowners of fire bans; check vehicle insurance tags; handle Workman’s Comp injuries (arrange testing if drugs/alcohol suspected); ensure safety equipment (chaps, glasses, ear protection); teach/adhere to procedures (lifting, chainsaw, jacks, ladders, fire-truck).
- Plants and Landscaping: Order plants in fall, confirm house schemes; work with plant person on weeds/watering; travel for specialty plants, care until planting; receive/check main order against spreadsheets; direct plants to locations for light/temp; water/shade/check insects; move trailer for sun; deadhead/groom baskets; schedule houses by coolness; add fertilizer/irrigation; loosen soil, plant in afternoons, clean up/return unused; cover with plastic, direct opening/covering; track spreadsheets for billing including extras/specialties.
- Cleaning Support: Review instructions with housekeepers, provide clean sheets (prep/after/weekly/spring); ensure spring clean before window washing; address delicate issues; ensure rags/coverings/supplies stocked (cleansers, vacuums, gloves); schedule for busy times, list deep cleans for lighter days; fill in if housekeeper absent; ensure vehicles cleaned pre-arrival.
- Horses and Livestock: Help feed/saddle if needed; hire/assess wrangler; provide/send liability forms to homeowners; check tack safety/quantity; ensure wrangler supplies; meet new riders (especially young), emphasize wrangler authority (not a riding school; no unaccompanied rides).
Requirements:
