Position: Ranch Manager (Equipment Maintenance & Operations – Couple or Family Welcome)
Location: Manhattan, Montana – 350-Acre Private Estate on the Gallatin River
Compensation: $80K–$100K (Housing Not Included)
We are seeking a versatile, experienced, and self-directed Ranch Manager (individual, couple, or family) to oversee the daily operations of a private 350-acre estate located on the Gallatin River near Manhattan, Montana — just outside Bozeman. The ideal candidate is a skilled problem-solver with a strong background in land and property management, equipment maintenance, and light hospitality for high-end private clients — including basic support for Airbnb-style guest check-ins.
Key Responsibilities
Ranch Operations & Land Stewardship
- Operate, maintain, and service all ranch equipment: skid steers, mini excavators, mid-size tractors, mowers, and utility vehicles
- Perform routine and preventative maintenance on all machinery: oil changes, filter replacements, fluid checks, minor repairs
- Maintain and repair ranch infrastructure: roads, fencing, water systems, and buildings
- Manage seasonal tasks: mowing, haying, irrigation, planting, weed control
- Perform snow removal and prepare the property for winter conditions
- Maintain and monitor trail systems; clear debris and manage erosion
- Coordinate fire mitigation efforts and maintain defensible space around structures
- Maintain gates, signage, and ensure controlled access for property security
- Troubleshoot and repair irrigation pumps, plumbing, and basic mechanical systems
- Maintain fuel storage systems and monitor levels for ranch equipment
- Keep an organized inventory of tools, supplies, and replacement parts
- Ensure all ranch areas and physical assets are clean, safe, and fully operational
Property & Estate Management
- Act as primary on-site point of contact for owners and vendors
- Supervise and verify vendor work; approve related invoices
- Coordinate special projects and small construction or repair work
- Open/close residences and prepare property for owner or guest visits
- Perform light property maintenance: trash, gutters, windows, exterior cleaning, etc.
- Handle minor preventative tasks (e.g., caulking, painting, lubrication of fixtures)
- Maintain readiness of all facilities and ensure smooth daily operations
- Must be comfortable overseeing short-term vacation rentals (e.g., Airbnb): greeting guests upon arrival, providing a basic orientation of the ranch, and ensuring the property is ready between bookings. This is not a hospitality role — no late-night service or on-call guest requests are expected.
Hospitality & Guest Support
- Create a welcoming and professional presence when family or guests are on-site
- Be available if a problem arises during guest stays, ensuring issues are addressed promptly and professionally
Ideal Candidate Profile
- Experience managing a working ranch, including land, facilities, and equipment
- Skilled with skid steers, mini excavators, and tractors with haying attachments
- Self-sufficient and physically capable
- Strong communication skills and the ability to work independently or with a partner/team
- Detail-oriented and capable of managing multiple priorities
- Familiarity with land and water conservation practices
- Discreet and trustworthy in handling confidential matters
Compensation
- Annual salary: $80,000–$100,000
- Housing not included
