Job Description
The Property Supervisor will have the qualifications and experience to manage and maintain two prime properties in Alder, Montana. This role is responsible for ensuring that all structures, landscapes and equipment are maintained to the highest standard.
The Property Supervisor reports to the Ranch Manager and works closely with this individual, ranch staff, contractors, and leaseholders to manage irrigation and grazing systems, enforce conservation and restoration agreements, and supervise seasonal personnel.
Success in this position requires strong leadership and hands-on problem-solving skills, as well as a unwavering commitment to preserving both the operational integrity and aesthetic value of the properties.
General Responsibilities
- Represent the property with professionalism, discretion, and integrity in all interactions.
- Foster and maintain positive relationships with tenants and the broader community.
- Monitor and ensure the lawful and appropriate use of river access by external parties.
Facility Oversight
- Ensure all properties and associated improvements are maintained to a high standard, meeting the expectations of both the Ranch Manager and property owner.
- Identify, address, and report household maintenance issues to the Ranch Manager, promptly and effectively.
- Source, schedule, and oversee professional maintenance and repair services as needed.
- Preserve and enhance the aesthetic quality of the property through proactive care and attention to detail.
- Conduct year-round monitoring of the property to ensure security, privacy, and operational integrity.
- Maintain buildings and surrounding areas, including HVAC systems, water wells, electrical infrastructure, pest and weed control, range and crop improvements, fire mitigation, and fisheries enhancement.
- Oversee all property construction and development activities, ensuring alignment with project goals and standards.
- Supervise access to the property and facilities by contractors, workers, and vendors.
- Coordinate with the Office Manager to ensure all contractors and vendors complete required security checks.
- Communicate all expenses and invoices to the Office Manager in a timely and accurate manner.
- Ensure proper winterization of all structures and conduct daily monitoring to safeguard property integrity.
- Adhere to scheduled maintenance protocols for all equipment and machinery.
- Oversee the maintenance and care of vehicles and equipment, ensuring timely servicing and operational readiness.
- Enforce safe operating procedures for all tools, vehicles, and equipment.
- Implement effective pest and insect control strategies to mitigate intrusion across structures, vehicles, landscapes, and water sources.
Agricultural and Wetland Oversight
- Mow and maintain all yards, trails, and roadside areas to ensure a clean and visually appealing environment.
- Implement fire hazard mitigation strategies, including mowing, brush removal, tree trimming, and planned grazing.
- Inspect, maintain, and improve fencing and livestock infrastructure across the property.
- Safeguard sensitive rangeland and riparian zones from overgrazing and environmental degradation.
- Comply with all property use agreements, including conservation easements, restoration plans, and owner directives.
- Manage irrigation activities to maximize forage production and water efficiency.
- Operate flood irrigation systems across approximately 200 acres of upper property.
- Operate and manage flood, handline, side-roll, and pivot irrigation systems across approximately 300 acres of lower property.
- Maintain, develop, and enhance all irrigation infrastructure to ensure optimal performance and longevity.
- Utilize irrigation water rights efficiently and responsibly, in accordance with regulatory and environmental standards.
- Collaborate with rangeland specialists to define and execute range and forage improvement initiatives.
- Identify and manage non-native plant species through appropriate control and removal methods.
- Lead the planning, coordination, and execution of stream restoration projects to enhance conservation health and property value.
- Initiate, coordinate, and oversee stream restoration projects.
Lease Management
- Collaborate with leaseholders to effectively manage grazing rotations in alignment with property goals and conservation standards.
- Ensure irrigation water is utilized efficiently and responsibly across leased areas.
- Oversee the rotational grazing of approximately 500 head of livestock, regularly monitoring animal health and communicating observations to livestock owners.
Other Responsibilities
- Supervise and support seasonal employees, ensuring alignment with property standards and operational goals.
- Assist with special projects and property renovations as directed, contributing to the enhancement of infrastructure and landscape.
- Provide cross-property support as needed, collaborating with other ranch locations to ensure consistency and efficiency.
- Develop and submit recommendations for property maintenance and improvement initiatives to the Ranch Manager and Office Manager.
- Maintain regular communication with the Ranch Manager to ensure alignment on priorities, progress, and operational needs.
- Perform additional duties as assigned to support the overall success and stewardship of the properties.
Qualifications & Skills
- Demonstrated hands-on experience in general property maintenance, including HVAC, electrical, plumbing, fencing, and equipment/vehicle upkeep.
- Strong problem-solving abilities and effective communication skills.
- Proven ability to perform physically demanding outdoor work in diverse and challenging weather conditions.
- Demonstrated physical fitness appropriate for the demands of the role.
- Capable of lifting 75 pounds.
- Preferred experience in supervising staff, contractors, and seasonal employees.
- Excellent interpersonal and relationship-building skills, when interacting with staff, contractors, leaseholders, and community stakeholders.
- Strong leadership and organizational capabilities.
- Proficiency in computer applications relevant to property and operations management.
- Ability to work independently while contributing effectively within a team environment.
- High level of discretion and understanding of confidentiality requirements.
- Flexibility to adapt to changing schedules and evolving operational needs.
- Willingness to travel as required.
- Valid driver’s license and access to reliable transportation.
- Basic CPR and First Aid certification (training provided).
- Ability to pass a background check.
- Minimum age requirement of 18 years.
- Legal authorization to work in the United States.
- Smoking and vaping are strictly prohibited on property grounds.
