Caretaker Position

The Ranches at Five Pine Mesa – Near Yampa, Colorado

The Ranches at Five Pine Mesa is seeking a dependable, self-motivated Caretaker to oversee the daily operations, maintenance, and stewardship of our private mountain ranch. This is a unique opportunity for someone who enjoys working outdoors, takes pride in maintaining property and equipment, and is looking for a long-term, live-on-site position in a spectacular setting.

About the Ranch

The Ranches at Five Pine Mesa is a private community consisting of 12 owners and 10 properties, located at the base of Colorado’s pristine Flat Tops Wilderness near Yampa. The ranch serves as a recreational retreat for owners while also supporting seasonal cattle grazing during the summer months. The property includes association-owned buildings, extensive road systems, heavy equipment, and year-round recreational access.

Position Overview

This is a year-round position. The Caretaker is responsible for maintaining the ranch’s buildings, roads, equipment, and common areas while helping ensure owners enjoy a safe, comfortable, and well-maintained property. The Caretaker also assists homeowners with routine property inspections, maintenance coordination, and winter access.

Because of the ranch’s remote mountain location, this position requires independence, sound judgment, and the ability to respond to occasional weather-related or property emergencies.

Key Responsibilities

Property & Building Maintenance

  • Maintain and care for all association-owned buildings, including the barn and guesthouse
  • Perform general repairs, painting, carpentry, cleaning, and preventative maintenance
  • Keep facilities clean, functional, and welcoming for owners and guests

Equipment Operation & Maintenance

  • Operate and maintain ranch equipment, including a tractor, pickup trucks, trailers, wood chippers, ATVs, snowmobiles, and other machinery
  • Perform routine mechanical repairs, welding, fabrication, painting, and equipment upkeep as needed
  • Coordinate outside repair services when appropriate

Owner Services

  • Conduct home security inspections for owners during their absence
  • Assist with routine maintenance requests and coordinate qualified contractors when needed
  • Respond to occasional weather-related events such as power outages or winter access issues
  • Manage reservations for the association guesthouse
  • Provide Mattracks shuttle transportation from winter parking areas to homes and the guesthouse during the winter season
  • Assist with trash removal and support owners’ recreational activities when practical

Roads, Snow Removal & Grounds

  • Grade and maintain ranch roads and driveways, including adding road base as needed
  • Snowplow roads and driveways until seasonal road closure
  • Maintain winter roads for safe snow vehicle travel
  • Reopen roads to normal vehicle traffic each spring
  • Maintain fences and assist with the summer cattle grazing program

Weed & Forest Management

  • Implement weed control along ranch roads and common areas
  • Remove hazardous trees and deadfall on association property
  • Perform tree and deadfall removal on owners’ properties for up to 20 hours annually per property, as requested

Administrative Responsibilities

  • Assist with real estate showings by providing property access and answering general questions
  • Submit monthly expense reports and equipment maintenance records
  • Provide recommendations for the annual operating budget
  • Present a yearly summary of completed projects and future maintenance priorities at the Owners’ Meeting

Qualifications

Required

  • Experience in ranch, property, or facilities maintenance
  • Strong mechanical aptitude and general repair skills
  • Experience operating tractors, trucks, trailers, ATVs, snowmobiles, and similar equipment
  • Knowledge of road maintenance, fencing, snow removal, and land stewardship
  • Excellent organizational and communication skills
  • Ability to work independently with minimal supervision
  • Valid driver’s license and a clean driving record

Preferred

  • Welding and fabrication experience
  • Heavy equipment maintenance experience
  • Chainsaw and tree removal experience
  • Experience working in a remote or mountain environment

Physical & Lifestyle Requirements

  • This is a physically demanding position requiring frequent lifting, walking on uneven terrain, operating machinery, climbing ladders, and working outdoors in all seasons.
  • The Caretaker can live off-site or in the provided residence above the barn.
  • Seasonal workload varies throughout the year, with snow removal and winter transportation responsibilities during the winter months and road, grounds, and property maintenance during spring, summer, and fall.

Compensation & Benefits

  • Salary: $50,000-$55,000
  • Furnished living quarters provided above the barn
  • Living quarters can accommodate a partner or spouse
