Property Management Couple — Private Ranch in Northeastern Wyoming

Two year-round positions near Weston, Wyoming

Compensation: $80,000–$100,000 combined annual cash compensation, depending on experience and division of responsibilities

Housing: Three- or four-bedroom home on the property, with utilities included

We are seeking an experienced, hands-on couple to manage and maintain a privately owned, approximately 5,582-acre rural ranch near Weston in northeastern Wyoming.

This opportunity combines property oversight, seasonal staff supervision, facilities maintenance, grounds care, financial administration, and daily animal care. It is primarily a property-management position—not a commercial cattle-production, working-horse, or hospitality-management role. Seasonal hunting and hospitality support duties are not currently expected.

The position will suit a dependable, practical team who enjoy rural living, take pride in maintaining buildings and grounds, and can work independently while communicating clearly with the owners’ representatives.

Responsibilities

Together, the couple will:

  • Plan daily property operations, establish priorities, supervise seasonal employees, and coordinate contractors.
  • Maintain buildings, grounds, landscaping, irrigation, fencing, animal enclosures, and other property infrastructure.
  • Perform appropriate routine repairs, maintain preventive-maintenance schedules, and arrange qualified contractors for specialized work.
  • Oversee vehicle and equipment maintenance, servicing, fueling, cleaning, and readiness.
  • Provide or oversee dependable daily care of a small livestock herd, pasture-kept non-working horses, poultry, and any seasonal gamebirds kept on the property.
  • Coordinate purchasing, employee payroll, approved bill payments, expense tracking, financial records, and insurance administration with the owners’ representatives and designated outside providers.
  • Maintain organized records and provide concise updates on completed work, upcoming priorities, significant expenses, and matters requiring approval.
  • Identify and respond to property maintenance and safety concerns, arranging qualified assistance when needed.

Qualifications

At least one member of the couple must have relevant experience managing a private estate, rural property, recreational ranch, lodge property, or comparable operation, including staff and contractor oversight. Five years of relevant management experience is preferred.
Together, applicants must bring:

  • Complementary management, administrative, hands-on maintenance, and grounds-care skills.
  • Experience coordinating payroll, processing invoices, maintaining financial records, and handling insurance administration in at least one partner.
  • Practical experience caring for livestock, horses, or poultry, with a willingness to learn species-specific routines.
  • Experience safely operating and maintaining relevant vehicles, tools, and equipment.
  • Strong organization, independent follow-through, sound judgment, and clear communication.
  • Ability to use email, spreadsheets, and digital records.
  • Valid driver’s licenses and driving records acceptable to the employer’s vehicle insurer for anyone whose duties include driving.
  • Verifiable employment references.

Previous experience working successfully together, living on a rural property through winter conditions, and maintaining irrigation, fencing, and rural water systems is preferred.

Working Arrangement and Housing

One partner will generally lead property management, seasonal staff supervision, contractor coordination, purchasing, financial administration, and reporting. The other will generally lead hands-on maintenance, grounds, vehicles, and equipment. Animal care and other shared duties will be allocated according to experience and workload.

Each person’s responsibilities, compensation, schedule, and authority will be documented separately before employment begins. Living on-site does not mean unrestricted availability; working hours, on-call responsibilities, time off, and relief coverage will be established in advance.

A three- or four-bedroom home on the property, with utilities included, is provided as part of the compensation package. The outgoing managers will provide a structured handover.
