About the Property

Private 600-acre ranch property in Afton, Wyoming with three cabins (one long-term renter), a large barn, two ponds, and approximately 7 acres of irrigated grass/lawn. The owner uses the property seasonally, but the ranch requires consistent year-round care and oversight.

Note: This property does not have livestock. The role focuses on property maintenance, irrigation management, equipment upkeep, and facility maintenance.

A private on-site home is provided, and the manager must live on the property.

Position Overview

Seeking a capable and experienced ranch or property manager who can maintain the ranch independently and to a high standard. This role requires someone comfortable living and working in sometimes harsh Wyoming winters and capable of managing irrigation systems, equipment maintenance, and building upkeep without supervision.

This position requires someone mechanically inclined who can keep ranch equipment, irrigation systems, and property infrastructure functioning without outside supervision.

Core Responsibilities

  • Maintain approximately 7 acres of irrigated grass

    • Weekly mowing during the growing season

    • Daily monitoring of sprinkler systems to ensure full irrigation coverage

    • Diagnose and repair sprinkler heads, valves, and irrigation issues

    • Maintain consistently green and well-kept lawns

  • Monitor and maintain two ranch ponds, ensuring pumps and circulation systems function properly

  • Perform regular maintenance and upkeep of the large barn

  • Maintain cabins, fences, gates, and other ranch infrastructure

  • Assist with light construction or building projects when needed

  • Maintain all ranch vehicles and equipment

    • Ensure ATVs, four-wheelers, and side-by-sides are always operational

    • Regularly check oil, inspect engines, maintain batteries

    • Keep tires properly inflated

    • Ensure equipment is ready to run at all times

  • Operate tractors, mowers, and other ranch equipment

  • Prepare cabins and living spaces for family stays

    • General cleaning between visits

    • Wash and replace linens and bedding

    • Ensure cabins are clean, stocked, and ready for use

  • Snow removal during Wyoming winters (driveways and ranch roads)

  • Conduct regular property inspections and maintain overall ranch appearance

  • Coordinate contractors when specialized work is required

  • Monitor the cabin with a long-term tenant

  • Provide periodic updates to the owner regarding property condition and maintenance needs

Required Experience

Applicants must have:

  • Proven experience managing a large rural property, ranch estate, lodge, or similar property

  • Experience maintaining irrigated lawns or landscaped acreage

  • Working knowledge of sprinkler and irrigation systems

  • Strong mechanical and handyman skills

  • Basic construction and repair experience

  • Ability to operate tractors, mowers, ATVs, and snow equipment

  • Experience working through Wyoming or similar winter conditions

  • Ability to work independently with minimal supervision

  • Valid driver’s license and clean background

  • Ability to speak and understand English for communication, safety, and equipment operation
  • Must be legally authorized to work in the United States

Compensation & Housing

  • $50,000 annual salary

  • Private on-site home provided (required residency)
