I. Position Summary

This position exists to care for and preserve the property and infrastructure of a multi-hundred acre ranch in Napa County, California. All aspects of land management are included, such as clearing brush, removing dead or dying trees, bush hogging fields, etc. Maintenance, minor renovation, repair and managing the houses, barns, water systems, roads, fences and other infrastructure are also key job responsibilities. It is expected the incumbent will perform most of these duties solo, bringing in supplemental and/or specialized help as needed. The position reports to the property owner.

II. Position Duties/Responsibilities

  • Supervises the Gardener and ultimately responsible for care and maintenance of the formal landscape, specifically turf, planting beds, trees, shrubs, irrigation systems, fertilization, pruning, disease control, etc.
  • Maintenance, repair, routine cleaning and development of all structures and improvements. This includes main, guest and Gardener houses, tractor and horse barns, and utility buildings. It also includes drives, roads, culverts, water systems, pond, springs, fences and gates, etc.
  • Manage cars, trucks, heavy equipment, UTVs, etc. Assure all road vehicles are washed, fueled, registered and ready for use at any time.
  • Works synergistically with other teammates at all times.
  • Insures the security and privacy of the property, monitoring all traffic and visitors.
  • Liaises with PG&E, inspectors, repairmen, and other suppliers/visitors.

III. Position Requirements

  • Basic knowledge and experience with landscape management.
  • Extensive knowledge of tree removal and disposal.
  • Experience with water systems: springs, wells, pumps, storage, piping, etc. Understands how they work, can troubleshoot, and effect most repairs.
  • Able to operate a variety of power and construction equipment as required for grounds maintenance. Can maintain same and effect basic repairs. Knows what tools are available and stays current, utilizes the appropriate tool in any given situation. Takes good care of equipment so as to maximize efficiency, effectiveness, and life.
  • Broad knowledge and experience in construction, renovation and building maintenance. Able to self-perform most residential plumbing, electrical, carpentry, masonry, and similar work, from minor repairs to renovation to new construction.
  • Works to current code.
  • Can plan, estimate, and carry out projects.

IV. Difficulty of Work and Responsibility

  • Works under limited supervision. Independently determines the approach to take and the methods to use. Interprets policy in terms of objectives. Informs manager of unusual situations with far reaching implications
  • Major responsibilities typically require a significant amount of creativity and latitude. Employee typically operates under general instructions with some established procedures and policies
  • If an error is made while in this position, it will require noticeable effort to identify and may have a noticeable effect on the property
  • Frequently communicates with coworkers and property owner
  • Maintain equipment and supplies to avoid waste, damage to areas and equipment, and to prevent accidents

V. Work Relationships, Physical Effort and Work Environment

  • Position will work primarily in an outside environment and will experience frequent exposure to:
  • Extreme cold (below 32 degrees)
  • Extreme heat (above 100 degrees)
  • Noise (need to shout in order to be heard)
  • Vibrations (exposure to oscillating movements of the extremities or whole body)
  • Air particles (Dust, gas, fumes, steam, chemicals, and etc)
  • Outside weather conditions
  • Walking or standing on uneven ground (gravel, rocks, mounds)
  • Moving mechanical parts machinery (fork-lifts, tractors, mowers)
  • Wearing protective equipment (respirator, mask, earplugs, gloves, eyewear, etc.)

VI. Physical Requirements of Position:

  • Occasional Travel (0% to 10%)

  • Frequent rapid use of arms, hands or fingers, in handling or manipulating objects, or operating equipment, tools and/or instruments requiring fine eye-hand coordination
  • Frequent repeated climbing, bending, crouching, stretching, up and down stairs, or crawling
  • Frequent unaided lifting of objects up to 50 pounds; Occasional unaided lifting of objects up to 70 pounds
  • Frequent communication with other individuals. Must be able to able to exchange accurate information when speaking with customers, coworkers, and vendors
  • Frequent use of near and far vision acuity. Must be able to identify objects within two feet or less and at a distance of 20 feet.
