In consultation with the Employer, the Residential Ranch & Grounds Manager is an experienced property manager that will be responsible for the management of specified operations and upkeep of a private residence, adjacent facilities, and surrounding land, including security of the property, ensuring that the assigned properties are always maintained to the highest possible standards and operating conditions. This employee will provide high level support, including the ability to handle confidential information with discretion. This employee will be expected to perform as much work in-house as possible and outsource only when necessary. The employee must live onsite in a home that is provided by Employer.

DUTIES OF EMPLOYEE (shall include but not be limited to):

Outdoor Maintenance: including cleaning and maintenance of outdoor living and parking spaces, exterior lighting, care of plants and trees, managing relationship with landscaping contractor to coordinate care of plants on entire property, maintain and clean fountains and filters, maintain all walking paths including spreading mulch/rocks in summer and keeping clear of snow in winter.

Pool operation and maintenance: including start up in spring, and winterizing prior to winter. When pool is open for use, daily maintenance including checking and maintaining chemical levels, temperature, and any other regular maintenance.

Animal care: including daily care for and boarding of dogs, daily care of chickens. Fill water containers on property for wildlife.

Home Interior: perform and oversee all repairs and routine maintenance, manage maintenance of all technology, HVAC (ground source heat pump system.) Manage housekeeping service.

Motor pool: Clean, maintain, and oversee service for motor vehicles and off-road vehicles, including filling gas tanks and charging of electric vehicles.

Safety and Security: Oversee overall safety and security of property and residents including maintaining security systems (gate and cameras)

IT/Administrative/Other: Manage IT systems on property and relationship with outside IT provider. Screen and oversee outside vendors and contractors when on-site ensuring they operate safely and efficiently. Review billing and invoices from all outside providers to ensure accuracy of work completed, approving for payment, as well as providing receipts and detail for all charges made to company’s credit card. Run errands and accept deliveries. Review work hours reported by employees who the Residential Ranch Grounds Manager supervises to verify the information is correct and submit them in a timely manner to the finance office.

Communication: Promptly and proactively communicate with principals during emergencies, including severe weather events, and all matters involving security and safety at the property. Make direct contact with principals via phone call, text or in-person to determine what is needed to ensure for their safety during all emergency situations.

Carry out any other duties as directed by the Employer.

  • Keep information confidential as directed in the confidentiality agreement
  • Excellent time management and task prioritization skills
  • Must possess a valid Class C driver’s license

Physical Requirements:

This position is physically demanding. To successfully perform the essential functions of this job, the employee must be able to regularly walk, stand, bend, stretch, and twist.
