Residential, Ranch, and Grounds Manager. In consultation with the Employer, the Residential, Ranch, and Grounds Manager is an experienced property manager who will be responsible for the management of all operations and upkeep of several residences and surrounding land, including security of the property. This employee will be expected to perform as much work in-house as possible and only outsource when absolutely necessary. The employee must live onsite in a home that is provided by Employer. This employee will work with and manage other employees at the property.

RESPONSIBILITIES

  • Ensure that the assigned properties, ranch, including five homes and adjacent outbuildings, are maintained to the highest possible standards and operating conditions at all times.
  • With other employees, perform grounds keeping duties, including but not limited to mowing the lawn, maintaining sprinkler and water system, planting flowers and shrubbery, repairing fences, and pool maintenance. Also perform snow removal during the winter months.
  • Oversee overall safety and security of property and residents including maintaining security systems and patrolling the property as appropriate. Perform regular emergency equipment checks including fire and security alarms and fire extinguishers are completed.
  • Communicate regularly with Employer regarding condition of property, status of projects, and any concerns about the property.
  • Perform routine maintenance on property vehicle fleet and equipment.
  • Maintain outbuildings, including equipment sheds, in an organized and efficient manner.
  • Coordinate with internal and external housekeeping services to ensure the cleanliness of the assigned properties as requested by the Employer.
  • Responsible for managing the allocated maintenance budget for the assigned properties and working with the Employer in creating budgets for future years.
  • Screen and oversee outside vendors and contractors when onsite ensuring that they operate safely and efficiently.
  • For projects that cannot be completed in-house, gather multiple bids for each project to ensure a competitive price.
  • Review invoices from all outside service providers performing work at the properties to ensure accuracy of work completed.
  • Responsible for maintaining the health and wellbeing of the horses on the property and upkeep of ancillary buildings.
  • Identify future developments with the assigned properties in advance so that adequate planning and budgetary provisions are made for maintenance and repair work.
  • Maintain complete and accurate property files and records, with an emphasis on creating an operation manual for future reference.
  • Transport Principal and guests to and from destinations (as requested).
  • Keep abreast of new technologies, systems, and procedures related to property management.
  • Carry out any other duties as directed by the Principal.
  • Able to work flexible hours including evenings and weekends as needed.

QUALIFICATIONS

  • Deep experience with organizing and successfully managing a team.
  • Honesty, trust, consistency and dependability are critical to the success of this position
  • Clear and effective communicator
  • Excellent judgment regarding decisions about household maintenance and management
  • Knowledge of and able to operate heavy equipment (e.g., backhoes, snow plows, tractors)
  • Basic knowledge and understanding of construction and electrical systems
  • Knowledge of machines and tools commonly used, including their designs, uses, repair and maintenance
  • Ability to interact in a professional manner along with a commitment to creating a positive culture.
  • Demonstrated ability to work a flexible schedule, work well under pressure, plan, prioritize, organize and complete work to meet multiple and sometimes competing deadlines
  • Demonstrated ability to be proactive, self-motivated and self-directed
  • Demonstrated organizational skills with attention to detail
  • Keep information confidential as directed in the confidentiality agreement
  • Excellent time management and task prioritization skills
  • Must possess a valid Class C driver’s license
  • EMT certification (preferred)
  • This position is physically demanding. To successfully perform the essential functions of this job, the employee must be able to regularly walk, stand, bend, kneel, lift, stretch, and twist. Employee must be able to lift or move more than 50 pounds.
